Guests per occupied room/occupancy factor

Depends on the readership a bit I think - the easy to understand translation is "Guests per occupied room" (google the whole phrase). It's also known as the occupancy factor, or double occupancy factor depending on the room type - see the Dictionary of Travel, Tourism and Hospitality on Google books.

I would go for room standard, or condition of the room, it is what they normally would say.
